Leadership
Represent Eden Housing to external lending institutions, investors, insurance organizations, regulatory agencies and partners as it relates to financial reporting, real estate refinancing, vendor contracting, real estate tax valuation and abatement as well as organizational and real estate insurance coverage. Position is required to speak at public hearings or forums.
In conjunction with the Controller and the Audit Committee of the Board of Directors, oversee and direct the preparation and issuance of the annual audits.
Attend all Board and Finance committee meetings, Property Operations Committee Meetings, and affiliate Board meetings as necessary.
Serve as the owners` representative for Property Board meetings. Several projects in the Eden Housing portfolio were developed through joint ventures with other nonprofit organizations. The CFO serves as the primary liaison to these affiliate Boards, which are comprised of both Eden Housing Board Members and Board Members from Eden`s partner organizations. The CFO is expected to work in cooperation with the Chief Operating Officer and property management staff to assure timely reporting and support for these entities.
Serves as primary staff liaison to government and private auditors to facilitate effective oversight of all Eden and Eden-affiliate programs.
Participate as a member of the company`s senior management team.
Management
Directly supervises the Corporate Controller, Property Accounting Manager, and Asset Managers. Responsible for the overall direction, coordination, and evaluation of the corporate and real estate development accounting and Information Technology. Executes supervisory responsibilities in accordance with the organization`s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Financial Operations and Reporting
Oversee and direct affiliate and property budgeting, cash management, reserve and investment management, audit, tax reporting, accounting, purchasing, real estate, long range forecasting, and insurance activities.
Direct the Controller in providing and directing procedures and computer application systems necessary to maintain proper records and to afford adequate accounting controls and services.
Oversight responsibility for timely and accurate corporate and real estate development financial reporting functions including internal departmental reporting, Board reporting, and external reporting to federal and state funders and foundations; ensure that accounting policies and procedures are in place to execute or report on any financial transactions or information. Coordinate audits and proper filing of tax returns.
Assess the organization`s financial position and provide regular reports on Eden and its affiliates` financial stability, liquidity, risk and growth.
Oversee development, implementation and administration of annual all budgets.
Analyze operational issues impacting functional groups and the whole institution, and determine their financial impact.
Treasury and Capital Management
Ensure that any financial instruments are comprehensively negotiated and consistently monitored for compliance. This includes corporate and operating deficit guarantees, financial covenants, and lines of credit.
Manage and monitor the organization`s cash flow and working capital needs. Ensure funds are deployed at optimum levels during project predevelopment. Manage the investment of available funds in accordance with the Eden`s Investment Policy and oversee the management of working capital credit lines.
Responsible for overall corporate and affiliate risk evaluation, risk protection and investment strategies for the organization.
Real Estate Development and Acquisition Finance and Accounting
Support the Real Estate Development and Property Management teams in structuring the financing of newly constructed and acquired affordable housing developments, to assure the long-term financial viability of new developments and optimize financial structure of projects.
In conjunction with the Controller, oversee real estate development accounting including construction loan draws and partnership investor draws for real estate development projects.
Asset Management
Work closely with the Chief Operating Officer to monitor and enhance property performance and develop, monitor and implement project capital requirements. Responsible for oversight of the asset management function, including supervision of two Asset Managers and other staff or consultants engaged in annual regulatory reporting and major portfolio asset management activities. This work includes responsibility for planning, analysis and acquisition of limited partnership interests, and refinancing upgrading aging real estate assets.
Qualifications:
CANDIDATE QUALIFICATIONS / EXPERIENCE
Experience
The CFO will be a seasoned and mature leader with at least 10 years of broad finance experience, including accounting and/or audit experience followed by experience monitoring and evaluating financial information and making actionable recommendations to senior leadership. S/he will ideally have experience managing finance (accounting, budgeting, reporting, projections) for a complex nonprofit with multiple lines of business funded by private lenders, government partners (federal, state and local) and philanthropic partners. The successful candidate will have at least five years recent experience as CFO or equivalent, preferably in a nonprofit affordable housing real estate organization.
Education
A Bachelor`s degree in Finance or Accounting, or significant comparable experience. An MBA and Certified Public Accountant license is highly desirable.

The Chief Financial Officer will have an established track record of success in real estate development finance and accounting as well as demonstrated knowledge and skills in asset management.
